Management

Frequent thorough Property Inspections to monitor vendors performance and quality of work including residents’ violations of the Rules & Regulations

Pre-Storm season Annual Roofs Inspections and Cleaning, especially in the condominiums where trees canopies invade the roofs. Maintenance includes: careful removal of loose debri,s removal & trees branches, leaves, or other debris that can accumulate on the roofs, examination of soffits, fascia, gutters and downspouts, skylights and vent openings as well as assessments of the stucco and stucco stops, re-gluing of screws, if needed, to avoid water intrusion and humidity tests of the parapets. Pictures and videos of the roof conditions are provided to the Board with cost effective solutions. Well kept roofs are the most critical aspect of our management aspect. No roof, No Home is basic premise.

Correction on an emergency basis of any concrete spall, cast irons collapses, supervision of painters to make sure they comply with the contract, correct sealing of windows and waterproofing of any crack in the stucco and elimination of any floor crack that may create a hazard to residents and visitors.

Landscaping & Trees Trimmings supervision. Emphasis is placed in Xeriscaping and proper care of plants to contribute permanently to the beauty and harmony of the properties’ aesthetics and spiritual enjoyment by families and visitors.

Correction of any plumbing issue, such as emergency unclogging & risers collapses. In most cases and at no costs, basic termography testing of walls and floors to determine humidity that may be caused by pipes breaks.

Correction of any electrical malfunctioning of the Main in order to avoid disruption of the electrical fluid to the units

40 & 10 Post 40 Years Recertifications, protection to our customers that we feel very proud of accomplishing both technically and economically due to our emphasis in proper properties maintenance.

Close Supervision of Employees to make sure they comply with the Daily Work Schedule.

Compliance with Miami Dade Building, the Elevator Department and the Fire Department Inspections, including the Elevators Permitting free of deficiencies, alarms, fire extinguishers, Exit & Emergency Lights, elimination of deadbolts that require a key to egress from the inside, splinklers, chutes and compliance with any other repor order to avoid costly fines and adversely compromising the safety of the residents.

Delivery of maintenance suppliers to be provided to employees in order to keep the communities presentable and make residents proud of their dwelling environment.

Monitoring of the Association’s website to make sure the Contracts, Financials and other documents are posted and available to the owners.

Presentation of periodic Management Reports describing the activities carried out.

Presentation of Newsletter to keep the owners and residents updated.

Mass mailings under the statutory deadline for meetings with the membership, especially Budgets and Special Assessments when needed.

Assignment of a licensed CAM Manager to the community

Screenings and Interviews of new residents and distribution to the Board of the criminal background Reports

Distribution of Applications to interested parties

Special attention to Realtors and timely processing of their Applications and Questionnaires to allow properties transactions to be closed under the deadline expected by them.

Assistance to the Board in the Certification process mandated by the law.
